Scope

This policy explains how GIM Property Management, LLC (referred to as “GIM,” “we,” “us,” or “our”) handles information when you visit this website, contact us, join our newsletter, complete a community health assessment, or generate a property report. It does not replace the privacy terms of websites or services that we link to.

Information You Provide

Depending on the feature you use, you may provide:

• Your first and last name, email address, telephone number, property type, service requested, and message when you submit a contact or property-assessment request.
• Your email address when you request newsletter updates.
• Your name, email address, property type, unit-count range, quiz answers, and calculated category and total scores when you complete the Community Health Score quiz.
• A property address, property type, first name, and email address when you use the property-report tool. The report may include location coordinates, city, state, ZIP code, county, nearby places, images, and the nearest GIM service area derived from that address.
• Information you choose to provide in other communications with us.

Please do not put Social Security numbers, financial account numbers, medical information, or other sensitive information in free-text message fields.

Information Collected Automatically and Cookies

When you use the site, our hosting and analytics providers may receive technical and usage information such as your IP address, approximate location, browser and device type, operating system, referring page, pages viewed, interactions, and timestamps. Google Analytics and Microsoft Clarity help us understand site traffic and interactions. The site also loads a Mailchimp script used to support marketing and newsletter activity. These providers may use cookies or similar browser technologies under their own terms and privacy policies.

Microsoft Clarity may produce session recordings and heatmaps from interactions such as mouse movements, clicks, and scrolling. Most browsers allow you to control or disable cookies through their settings, although doing so may affect some site features.

How We Use Information

We may use the information described above to:

• Respond to questions and requests for property-management services.
• Generate and display quiz results and property reports.
• Send newsletters or other communications you request and manage communication preferences.
• Communicate about accounts, properties, or services, including by text message where consent has been provided.
• Operate, maintain, secure, troubleshoot, and improve the website and its services.
• Understand traffic and feature usage, prevent misuse, keep business records, and meet legal obligations.

How Information Is Transmitted and Shared

Contact, newsletter, quiz, and property-report submissions are sent over HTTPS to FormSubmit, which forwards them to GIM's contact email. Property-address searches are sent through GIM server endpoints to Google Maps Platform services for address suggestions, geocoding, nearby-place information, and available map imagery.

We do not sell personal information. We may disclose information to vendors that provide hosting, email delivery, analytics, security, mapping, and related operational services; to professional advisers; when reasonably necessary to comply with law or protect rights and safety; or as part of a merger, acquisition, sale of assets, or similar business transaction. Each provider handles information under its own terms and privacy practices.

Browser Storage

The site uses your browser's local storage to remember contact details you entered and to retain quiz results or a generated property report on that device. This may include your name, email address, telephone number, property type, unit-count range, property address, quiz answers, scores, and report data. You can remove this information by clearing this site's data in your browser. Retaking a quiz or starting a new report also clears the corresponding saved result.

Text Messaging (SMS)

If you provide a mobile telephone number and consent to receive text messages, GIM may send service-related messages concerning tenants, vendors, properties, or associations. Message frequency varies, and message and data rates may apply.

Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text-message opt-in data and consent will not be shared with third parties.

Retention

We retain information for as long as reasonably needed for the purposes described in this policy, including responding to requests, maintaining business and communication records, resolving disputes, securing the service, and complying with legal obligations. Retention periods can vary based on the type of information and the service provider handling it. Information saved in your browser remains there until the site or you remove it, or your browser clears it.

Your Choices and Privacy Rights

You can unsubscribe through a link in a marketing email, manage cookies and local storage through your browser, and use the instructions on our text-message opt-out page for text communications. Depending on where you live, you may also have rights to access, correct, update, or request deletion of personal information we hold about you. We will review requests in light of applicable law and information we may need to retain.

Children's Privacy

This site and our services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided personal information to us, please contact us so we can review and delete it as appropriate.
