How much does HOA management cost?

What financial reports will the board receive?
Your board receives monthly financial statements including a balance sheet, income-and-expense report, budget variance analysis, accounts receivable aging, and bank reconciliations. We also prepare annual budgets and year-end financial packages for your accountant or auditor.
How do you handle delinquent dues?
We follow a structured collection process that starts with friendly reminders and escalates through formal notices, late fees, and lien filings when necessary. Our approach is firm but respectful, and we work with your board and legal counsel to maximize collections while maintaining community harmony.
What does transitioning from another management company look like?
We manage the entire transition so it is seamless for your board and residents. This includes collecting all financial records, contracts, and vendor information from your prior manager, setting up new accounts, and sending a welcome package to residents. Most transitions are completed within 30 to 45 days.
Will someone from GIM attend our board meetings?
Yes. A dedicated property manager attends all regularly scheduled board meetings, either in person or virtually depending on your preference. We prepare the agenda and board packet in advance, present management and financial reports, and produce minutes after each meeting.
How does the 24/7 emergency response work?
Residents and board members can reach our after-hours emergency line around the clock. A live team member evaluates the situation and dispatches the appropriate vendor, whether it is a plumber, electrician, or restoration company. Non-emergency calls are logged and addressed on the next business day.
