How much does rental property management cost?
Our management fee ranges from 8 to 12 percent of monthly rent collected, depending on the number of units, property type, and services required. There is no management fee charged during vacancy periods. Tenant placement is billed separately, typically equal to one month of rent or a flat fee.
How do you screen tenants?
Every applicant goes through a comprehensive screening process that includes a credit report, nationwide criminal background check, eviction history search, employment and income verification, and calls to previous landlords. We follow all fair housing laws and apply consistent criteria to every applicant.
How quickly can you fill a vacancy?
Most units are leased within two to four weeks of being listed. We use professional photography, syndicate listings across Zillow, Apartments.com, and other major platforms, and respond to inquiries the same day. Competitive pricing recommendations based on market data help attract qualified tenants fast.
What happens if a tenant stops paying rent?
We follow a structured process starting with a late notice on the day rent is overdue. If the tenant does not cure the balance, we issue a formal demand letter and begin eviction proceedings in coordination with a licensed attorney. We keep you informed at every step and work to resolve the situation as quickly as possible.
How are maintenance requests handled?
Tenants submit requests through our online portal or by calling our office. Non-emergency work orders are addressed within 24 to 48 hours, and emergencies are dispatched immediately through our 24/7 line. You set an approval threshold for repair costs, and we handle everything below that amount automatically.
Do you manage multi-family properties?
Yes. We manage single-family rentals, duplexes, triple-deckers, and larger multi-family buildings throughout Massachusetts, New Hampshire, and Rhode Island.
